1. Booking & Payment
Deposit: A non-refundable deposit of 30% of the total rent is required at the time of booking to secure dates.Balance: The remaining balance is payable in two instalments: 40% six months before arrival, and 30% two months before arrival.Payment Method: Payment must be made to the bank account provided by the Landlord at the time of booking.A booking is not confirmed until the deposit has been received and written confirmation issued by the Landlord.
2. Rental Term
Check-in: From 3:00pm on the day of arrival.Check-out: By 10:00am on the day of departure.Length of Stay: The number of nights agreed at booking.Guest Numbers: Maximum occupancy is 13 persons.
3. Property & Services
The property consists of one self-contained villa known as Green Escapes, with five bedrooms, living areas, an infinity pool, yoga shala, and surrounding grounds.Beds may be configured as doubles or singles to suit group requirements.Daily housekeeping, fresh linens, towels, and basic amenities are included.For stays of six nights or more, the chef is entitled to one day off.Full board catering includes breakfast, dinner, and a light lunch, except on the day of arrival (no breakfast/lunch provided) and the day of departure (no lunch/dinner provided).Reasonable efforts will be made to accommodate dietary requirements, if notified in advance.
4. Tenant Responsibilities
Use: The property may only be used as a private holiday residence or wellness retreat and only by the number of guests agreed in advance.No Assignment: The Tenant must not sublet, assign, or share the property with others without written permission.Conduct: The Tenant must not cause nuisance or annoyance to neighbours or engage in illegal, immoral, or dangerous activities on the premises.Children: For safety reasons, children under six years are not advised due to the villa’s open-plan layout and elevated architecture.Pets: Animals are not permitted without prior written consent from the Landlord.Contents: The Tenant must take care of the property and its contents, ensuring they are kept in good condition and reporting any damage or maintenance issues.Alterations: The Tenant must not alter, damage, or remove any part of the property or its contents.
5. Landlord Responsibilities
The Landlord will maintain the property in good repair and ensure all reasonable obligations are met during the stay.The Landlord or their representatives may enter the property with 24 hours’ notice (or immediately in the case of emergency) to inspect, carry out repairs, or fulfil legal obligations.
6. Liability
The Landlord is not responsible for loss, theft, or damage to the Tenant’s personal belongings.The Tenant is responsible for ensuring that all guests behave responsibly and comply with these Terms & Conditions.The Landlord accepts no liability for events outside of their reasonable control (e.g. extreme weather, natural disasters, government restrictions).
7. Cancellation Policy
Deposits are non-refundable.Cancellations made after the balance has been paid are subject to forfeiture of the amount paid, unless the Landlord is able to re-let the property for the same dates, in which case partial refunds may be offered at the Landlord’s discretion.Travel insurance is strongly recommended to cover any unforeseen circumstances.8. Governing LawThis agreement is governed by the laws of Sri Lanka, and any disputes will be subject to the jurisdiction of Sri Lankan courts.
